Why Clean Your HVAC System?

According to the Environmental Protection Agency, indoor pollutant levels may be 10 to 100 times higher than outdoor concentrations. These pollutants come from a variety of sources including:

  • The building occupants
  • Production activities
  • Furniture
  • Cleaning activities
  • Outdoor air

A clean HVAC system will perform at a greater level of efficiency and require less energy to function properly, which can lead to improved environmental comfort control, longer equipment life, and reduced electricity costs.

Dangers Of Dirty Air Ducts

HVAC systems can distribute indoor pollutants and are a perfect breeding ground for biological contaminants including mold, but cleaning your system will remove these contaminants before they enter the air you breathe. That's why we encourage you to invest in regular duct cleaning and help prevent some of the harmful side effects of dirty air ducts.

Health Problems Associated With Unclean Ducts

  • Dust & Dust Mites
The presence of dust is natural, but too much dust can lead to health hazards For asthma patients, it’s a major enemy and the condition worsens with increased dust mites in the air. Other ailments include itchy eyes, breathing problems and rashes.
  • MRSA or Methicillin-resistant Staphylococcus Aureus
Since this virus is capable of transmission, the air ducts play a pivotal role in this process and are one of the primary sources. During the cleaning process, UV lights are installed so that the risk can be completely terminated. It generally causes skin reddening and at times can also cause fever, lung and vital organ attack.
  • E-coli
Unclean air ducts are best for E-coli breeding and circulating it throughout the property. The air you think is fresh can be filled with unwanted bacteria. Some of the most common symptoms include nausea and cramps, amongst others. It is extremely dangerous in children.
  • Salmonella
Bacteria harboring is quite common in cases where ducts haven't been cleaned in a while. This bacterium is dangerous if it comes in contact with your food. It leads to abdominal pain, headaches, nausea, and other ailments. Dehydration is also a major symptom in children along with a fever.

When Should You Clean Commercial HVAC Systems?

HVAC systems need to be cleaned when a significant amount of debris or microbial growth is observed, the system discharges visible particulates, or the equipment is determined to have blockages that may cause performance to suffer.

Guardian Services performs free, photo documented, inspections for all customers. We also have certified air system cleaning specialists on staff to help make sure if cleaning your HVAC is necessary. The National Air Duct Cleaning Association has created a guide and checklist for customers considering cleaning their systems.

Our Cleaning Techniques

Guardian Services performs a total HVAC system clean using the National Air Duct Cleaning Association’s prescribed cleaning techniques. This includes using "source removal" methods to manually clean the following:

  • Indoor and outdoor AC unit housing
  • All ductwork
  • Fans
  • Coils
  • Drip pans
  • Grills
  • Diffusers

We also offer pneumatic and dry ice blasting cleaning methods. Both methods are proven to deliver consistent, high-quality removal of system contaminants and debris without damage to mechanical components. For pneumatic cleaning, our duct maintenance technicians access the system through code compliant access points and use agitation devices such as air whips and brushes to remove contaminants. We then use HEPA-filtered vacuums with direct contact to the ductwork to collect and remove contaminants.

HVAC System Sealing & Treatment

As commercial HVAC systems age, there will be events within the duct and units which can lead to water damage to insulation or buildup of biological contaminants. In order to restore the system to its designed status, cleaning alone may be insufficient. At Guardian Services, our duct cleaning technicians are experienced in the application of specific coatings and treatments which will not only repair the damage which has occurred in the system but also PREVENT future damage. There is no "one size fits all" solution to these issues, which is why our project managers are prepared to design a custom solution for each customer to address the specific needs of each facility. We serve clients in and around Dallas, including Garland, Irving, McKinney, and surrounding areas. Call us today at (214) 637-1520 or request a quote for free on our website.
